Q. Why should we hire a consultant? Can't our contractor just manage the project?
A contractor's primary responsibility is to the build itself. Our primary responsibility is to you. We act as your expert advocates, ensuring your interests are protected at every stage. We verify that pricing is fair, confirm that the correct materials are being used, and provide on-site oversight to ensure all work is compliant with NYC codes and your own building's requirements. We manage the contractor to keep your project on time and on budget.
Q. Are you licensed architects (RA) or professional engineers (PE)?
No, we are not RAs or PEs. Our role is distinct: we are your construction and project managers. For work that requires formal filing, we maintain an extensive network of trusted, licensed professionals (architects, engineers, etc.) with specialties in facades, MEP, and structural systems. We manage these partners on your behalf—coordinating all design, technical, and filing work to ensure full compliance with the DOB, Landmarks (LPC), and all other agencies. We handle the legwork so you don't have to.
Q. What types of clients and projects do you specialize in?
We work with a wide range of clients, from individual unit owners and shareholders to co-op/condo boards and building management companies. Our specialty is navigating complex NYC projects with multiple "moving parts"—particularly those requiring approvals and coordination with agencies like the DOB, DOT, DEP, Parks, and Landmarks.

Our fees are tailored to the specific project and the level of service you require. We offer a flexible structure that can include:
Flat Fees for defined scopes (like a leak investigation or a set of drawings).
Hourly Rates for ongoing consultation.
A Comprehensive Project Fee for full-service project management.
We will discuss all options transparently and provide a clear, detailed proposal after our initial consultation.
Q. We have an urgent problem, like a leak. Do we need a full, long-term contract?
Absolutely not. We are structured to be flexible. For urgent issues, you can engage us for a specific, standalone service (like our Leak Investigation & Diagnostics). We adapt to your needs, whether it's for a single, focused task or a full, long-term project.
Q. You offer both "Design" and "Project Management." What's the benefit of hiring you for both?
